Access Matters More Than You Think
Pictures don't show you how a driveway feels in real life. Steep grades, gravel, and sharp curves are common. If you aren't comfortable with that, we need to be honest about it early.
Water, Septic, and Utilities
Many mountain homes use well water and septic systems. That is normal here, but you should understand maintenance, testing, and replacement costs. Internet is also a must-check if you work remotely.
Slope, Drainage, and Long-Term Maintenance
Sloped lots can be beautiful and they can also hide expensive drainage issues. I recommend paying close attention to how water moves on the property after rain.
Views vs. Privacy vs. Budget
Long-range views often cost more. If your top priority is privacy and acreage, you might trade the postcard view for more land and lower cost. There is no wrong choice, just a good fit for your goals.
"If you want the mountain lifestyle, go for it. Just buy with eyes open and a plan for maintenance." — Harry Salee
Local Checklist Before You Buy
- Drive the property in daylight and after rain if possible.
- Confirm well and septic inspection timelines in your due diligence period.
- Check cell service and internet options.
- Ask about road maintenance and any shared access agreements.
